First, I would ask the local authority for building in your area what the codes are for the work and expanding taking place.  Also, I would look into whether the proper permits and licenses have been obtained for this type of operation on such a small property.  Normally, the licensing agencies look into the things you're a questioning.
 
No one here can (intelligently) say in specifics what is required as we do not have enough data on soil type, building codes in your area, set back requirements, number of bathrooms, well or stream locations in the area etc.
